Viewings & applying for a property
How do I view a property?
It is currently our company policy to complete virtual viewings wherever is practically possible. Whether you enquire about a property over the phone or by email, we will take your details & you will then be sent a virtual viewing electronically.
If you have any further interest after viewing the property virtually, then please contact us by phone or email & we will then email you the next stage of the application process within one working day of your virtual viewing.
How do I apply for a property?
If you are interested in applying for any of our properties, we firstly require each applicant to complete a tenant application form which can be found at the foot of this page. The form/forms are to be returned to info@scobie-property-management.co.uk within the timeframe outlined after your virtual viewing. The applciation will be reviewed & you will then receieve an email within two working days to confirm if the application has been successful. If your application has been approved, the email you will receive will outline the next stage of the applcaition process, which will cover the referencing documentaion you are required to provide, the details for the deposit transfer & the instructions for the signng of the tenancy agreement. At this point you will offered the opportunity to view the property in person, at a time that is convenient to you.
What references do I require?
Please find downloadable copies of the tenant reference & gurantor form at the foot of this page. Scobie Property Management requires references for all tenants before they move in to a property. The referencing process takes five – seven working days. We require a current or previous landlord reference and your full-time Employer’s reference & credit checks will be completed on all professional applciants & each respective guarantor for student applications.
Student applications?
A guarantor must be provided for all student tenants who are not in full time employment. He or she will guarantee the rental for that individual tenant for the duration of the tenancy. It is a mandatory part of the application process for studnent rentals, that each guarantor completes the guarantor section on the tenant application form.
Guarantors are also required to provide a photocopy of a passport or drivers licnce for identification & a photocopy of a household bill or bank statement, dated within the last three months, as proof of address.
When can I move in?
A time will be arranaged with you to handover your keys on the start date of the lease. This can be between 9:00 and 17:30 Monday to Sunday.
Maintenance issues?
Please call or email as soon as an issue arises, regardless of how small or how large. Our office hours are Monday to Friday 9:00 - 17:30. However if you have an emergency out of hours, then please call the office on 0131 589 2569 & your call will be re directed to our emergency helpline. If your call goes unanswered, then please leave a voicemail & you will receive a call back at the first available opportunity.
To apply for a property please complete the following application form and return to info@scobie-property-management.co.uk within 48 hours of viewing the property virtually. Each tenant is required to complete an indivdual application form.
For student applications, it is mandatory for each individual applicant to provide a guarantor who will be required to complete the guarantor section on the application form. Please note the guarantor section will not be valid unless it is signed by the guarantor themselves.
